What steps should I take to prepare my home for sale?

How do you get your house from the status of available to sold? Selling your property can be very frustrating when you are not adequately prepared. So, relax and open your mind to the tips below:

Clean and declutter

Dust your appliances, remove cobwebs and give the windows a thorough washing. You want buyers to focus on how awesome your space is, not how dirty it looks. Remove paper and anything else that reduces the house attractive features. The last thing you want is people bumping into furniture as they tour your home; it disrupts their focus and makes your space look cramped.  So, ensure to remove furniture items.

Buyers want to be able to envision themselves in your home, so remove anything that is overly personal.

 

Remodel the interior of the house

The truth is as much as you love your dramatic red sitting room, it could turn off a good portion of your buyers.  So repaint your rooms in neutral tones that allow buyers to focus on the space within the house and not the colour of the walls.  In addition to help buyers, get rid of any art or decoration that might turn off people with different tastes.

Open up all the windows to let in natural light and add table lamps to areas that are dim. A bright room looks bigger and more inviting. Potted plants can help bring energy into the house, fill in empty corners and even draw attention to features you want buyers to notice. Just make sure the plants are in good health.

 

Do a mini renovation

All those little things you’ve been meaning to do but never got around to? Buyers will notice them, and they will reduce the value of your home. So set aside a weekend to tighten those loose doorknobs, fix that leaky roof and paint over the scratch from when you moved your furniture. Little changes can make a huge difference in the overall feel of a room.

 

Close the toilet

When it comes to both showing and photographing your home, this little trick can make a surprising difference. Ensure the bathroom and toilet are clean. Try to spray some air freshener and call a plumber to fix any issue regarding the bathroom.

 

Be conscious of the smell

Smell is vital to selling your house because no buyer is interested in a home that has a bad odour. So open up the window for ventilation, clean out pet poo, empty dustbin and get a scented candle or air freshener.

Boost the exterior appearance of the house

Don’t just invest all your time indoors. More than one buyer has decided not to even enter a home based on its external features, so make sure your home’s exterior looks excellent. Remember, first impression matters because buyers see the exterior of the house first.

Trim your flowers and remove weeds. Fix fence if necessary, sweep the entrance of the house and be sure to clean the gutters.  Make the front door inviting by repainting it and maybe buy a new floor mat if necessary.
